"We were kept informed all the way!"
"We are writing to inform you of the excellent job Steve Hawkins executed in finding us a home. We were searching endlessly on our own for months, and Steve jumped in and helped us find many homes to look at in a short amount of time. He searched the homes database every morning and sent us e-mails daily that included listings to homes. He would wait until we got home and settled, and then he would take us out to look at our chosen houses, or even to scout neighborhoods late in the evening when we were unable to visit homes. His search for the perfect home for us was guided by determination, speed, and attention to detail. He always kept us informed of what was happening with each home we visited." "In the end, when we found the condo we wished to purchase, Steve had to make many extra phone calls and go to many extra lengths to get in touch with the homeowner and the homeowner's realtor. He was relentless and diligent, and in the end, all parties were completely satisfied. If it weren't for his exceptional efforts, we would not be living in our home today." "We intend to ask Steve to assist us in selling this home in years to come and also in buying a new home. He will be our first phone call. Please continue to appreciate Steve's efforts on behalf of your company's good name."

Real Estate Contracts >Contingency Contracts
Buyers walk into your home in your area and fall in love with it. There is one problem--they will have to sell their home before they can buy yours. Their offer contains a contingency clause which makes the purchase dependent upon selling their present home. Should you accept such an offer?
Your decision should be based on several factors. Is their home being professionally marketed at this time, or are they trying to sell it themselves (a risky proposition!)? How long has it been on the market? Is it overpriced? If the house doesn't sell, can the buyers take out a bridge loan or make other arrangements to get to the closing table? How important is timing for you? Will the buyers agree to let you continue marketing your home and accept a non-contingent contract (and void theirs) if their house does not sell? Contingent contracts often work out well, but you need the help of a professional to weigh the pros and cons.
